National Home Asking Prices and Inventory

As of July 28 2014 there were about 866,537 single family and condo homes listed for sale in the 54 metro areas we track.1 The median asking price of these homes was estimated to be $278,181.2 Since this time last year, the inventory of homes for sale has increased by 15.6% and the median price has increased by 8.6%.

National Asking Price History

The median asking price for homes in the US peaked in June 2006 at $319,459 and is now $40,541 (12.7%) lower. From a low of $211,844 in January 2011, the median asking price in the US has increased by $67,072 (31.7%).

National Housing Inventory History

Housing inventory for all metro areas tracked, which is typically highest in the spring/summer and lowest in the fall/winter, peaked at 1,560,162 in October 2007. The lowest housing inventory level seen was 648,938 in January 2013.

1. The inventory figure listed here is not the true total inventory of all homes and condos for sale in the US. Instead it is simply the sum of all homes and condos tracked by the HousingTracker weekly survey. As such, it's certain to underestimate the actual number of homes for sale at any given time. Having said that, we expect it will be a reasonable indicator of the trend in home listings in time.

2. Asking prices are estimated by taking an inventory weighted average of the median prices in the 54 cities tracked by HousingTracker's weekly metro survey.
